The Construction Monitor/ Inspector performs highly specialized field inspections across New York City to safeguard neighboring structures from the impacts of demolition, excavation, and construction. Operating under the guidelines of NYC Building Code Chapter 33 (Section 3309), this role is responsible for conducting adjacent property photo surveys, vibration monitoring, and optical monitoring to document baseline conditions and track real-time structural movements.

Core Responsibilities

Pre-Construction Condition Surveys

  • Baseline Documentation: Conduct comprehensive interior and exterior physical surveys of neighboring structures located within a project's zone of influence.
  • Defect Mapping: Document all existing structural defects, cracks, and settlement using high-resolution photography and precise field notes.
  • Report Compilation: Prepare organized, time-stamped Pre-Construction Survey Reports suitable for submission to the NYC Department of Buildings (DOB) and special inspection agencies.

Vibration & Optical Monitoring

  • Equipment Installation: Install, calibrate, and maintain seismographs and wireless vibration monitors on adjacent properties.
  • Optical Surveying: Set up, read, and maintain optical monitoring targets, prisms, and crack gauges using manual or automated surveying equipment.
  • Data Reduction: Download raw field data, perform basic calculations, and check alignment metrics against historical baseline data.
  • Exceedance Alerts: Immediately notify the project manager and construction crew if vibration thresholds or lateral/vertical displacements exceed predefined project tolerances.

Field Operations & Public Relations

  • Access Coordination: Serve as a field liaison to coordinate property entry with neighboring owners in compliance with active NYC Construction Access Agreements.
  • Borough Travel: Travel independently to construction sites throughout the five NYC boroughs to execute scheduled readings and routine sensor maintenance.

Qualifications & Requirements

  • Experience: 1–3 years of experience in structural inspection, land surveying, or technical construction monitoring within an urban environment.
  • Technical Skills: Hands-on proficiency with specialized instrumentation,, including Instantel seismographs, and crack meters.
  • Regulatory Knowledge: Solid understanding of NYC DOB Chapter 33 rules regarding the protection of adjacent public and private property.
  • Communication: Exceptional interpersonal skills necessary to confidently interact with sensitive neighborhood tenants, building owners, and site superintendents.
  • Physical Demands: Ability to walk extensive project sites, climb ladders, work on active construction zones, and handle outdoor NYC weather conditions.
